1. Introduction

These Terms and Conditions (hereinafter the "Terms") govern the use of the website altesiasuite.com (hereinafter "the Site") and the conditions for booking the hospitality services offered by Altèsia Suites (hereinafter "the Property").

By using the Site and/or making a booking, you fully accept these Terms. If you do not accept these Terms, please do not use the Site.

2. Definitions

  • "Guest": the person who makes a booking
  • "Booking": the stay request confirmed by payment of the deposit
  • "Deposit": 30% of the total amount of the stay, payable at the time of booking
  • "Balance": the remaining 70% of the total amount, payable at check-in
  • "Unit": the accommodation booked (suite, apartment, room)

3. Bookings

3.1 How to book

Bookings can be made through the Site by following the guided process. A booking is confirmed once payment of the deposit is received.

3.2 Requirements

  • The Guest must be at least 18 years old
  • Valid contact details are required (email and phone)
  • The number of guests may not exceed the maximum capacity of the unit
  • A minimum stay is required (shown on the unit's page)

3.3 Confirmation

After booking you will receive a confirmation email with a summary of your stay and your booking number. Please keep this email.

4. Prices and Payments

4.1 Prices

The prices shown on the Site are per night and may vary depending on the season and the period. The total price includes the cost of the stay and any final cleaning. The exact amount is calculated and shown before the booking is confirmed.

4.2 Deposit

At the time of booking, a deposit of 30% of the total stay is required. Payment is made through Stripe, a secure payment system certified to PCI DSS Level 1.

4.3 Balance

The balance (the remaining 70%) must be paid at check-in, using the methods communicated by the Property.

4.4 Invoicing

To request an invoice, you must provide your tax details at the time of booking or at the latest at check-in.

5. Cancellations and Refunds

5.1 Cancellation by the Guest

  • More than 30 days before check-in: full refund of the deposit
  • From 15 to 30 days before check-in: 50% refund of the deposit
  • Less than 15 days before check-in: no refund of the deposit
  • No-show: no refund

5.2 Cancellation by the Property

The Property reserves the right to cancel a booking in the event of force majeure, technical problems with the building or other exceptional circumstances. In that case the Guest will receive a full refund of the deposit and, where possible, an offer of alternative dates.

6. Check-in and Check-out

  • Check-in: from 3:00 PM to 8:00 PM
  • Check-out: by 10:00 AM

Different times can be agreed by contacting the Property in advance, subject to availability. Late check-in (after 8:00 PM) must be notified in advance.

7. House Rules

The Guest undertakes to:

  • Respect quiet hours, in particular from 10:00 PM to 8:00 AM
  • Not exceed the maximum number of guests stated in the booking
  • Not hold parties or events without written permission
  • Respect the common areas and grounds
  • Promptly report any faults or damage
  • Leave the accommodation in reasonably tidy condition at check-out

8. Damage and Liability

The Guest is liable for any damage caused to the unit, its furnishings or the grounds during the stay. In the event of damage, the Property reserves the right to claim the cost of repair or replacement.

The Property is not liable for valuables left unattended, or for loss or damage not attributable to the Property itself.

9. Use of the Site

The user undertakes to:

  • Provide truthful and accurate information
  • Not attempt to access unauthorised areas of the Site
  • Not use the Site for unlawful purposes
  • Not send offensive, defamatory or unlawful content through the contact forms

10. Intellectual Property

All content on the Site (text, images, logos, graphics, design) belongs to Altèsia Suites or the respective rights holders and is protected by copyright law. Reproduction, distribution or modification without written permission is prohibited.

11. Governing Law and Jurisdiction

These Terms are governed by Italian law. Any dispute arising from the use of the Site or the services offered shall fall under the jurisdiction of the court of the consumer's place of residence, as provided by the Italian Consumer Code (Legislative Decree 206/2005).

12. Changes to the Terms

The Property reserves the right to amend these Terms at any time. Changes will be published on this page and will take effect from the date of publication. Continued use of the Site after changes are published constitutes acceptance of the new Terms.
